Municipal land for sale!

As part of a National and Provincial initiative, the following parcels of municipal land will be sold through a tender process, with the aim of integration and densification within the current urban edge:

  • Erf 3161 (930m²; corner of Challenge & Bowtie Dr): a single residential site to be sold for a single dwelling: no controversy here.
  • Portion of erf 1893 (10,000m² on Griz Nez Drive): currently public open space between the rugby field and Griz Nez to be sold for residential units.
  • Portion B of erf 256 (4000m² next Longstone Park; between the street and the houses on Longships Drive; not the park itself); currently zoned as public street to be sold for residential units.
  • Portion A of erf 256 (10 000m² on the corner of Godfrey Street & Pachena Point Road); currently public open space, to be sold for residential units.
  • Portion A of erf 1725 (1700m² on the corner of Fowey Rocks & Pachena Point Road, next to Marakesh apartments): currently zoned for Local Authority Purposes to be sold for residential units
  • Portion B of erf 1725 (6500m²; at the corner of Longships Dr, Jument Dr & Pachena Point Rd; between Bell Rock & Pachena Place apartments); currently zoned for Local Authority Purposes to be sold for residential units.
  • Erf 2856 & portion of erf 2096 (27000m² between Cutty Sark Ave & Flying Cloud Drive, behind the Dutch Reformed Church in Marine Way): currently zoned as public open space and single residential respectively, to be sold for residential units.
  • Portion of erf 1896 (3500m² between Maplin Drive & Robberg Road; behind the houses on the right side of the end of Robberg Road); currently zoned for public open space to be sold for worship purposes.
  • Erven 1895 & 1897 (200,000m² to the East of Brackenridge Estate; the valley between Brackenridge Estate and the suburbs to the West of Robberg Road); currently zoned as public open space to be sold for residential units and a public open space component. This is the biggest site.
  • Portion of Greenpoint Avenue (1400m²; opposite Agri, and next to Plett 991 and The Annex apartments); currently zones as public street to be sold for residential units.
  • Erven 335 & 336 Forest Drive, Natures Valley (1041m² each): two single residential sites to be sold for single dwellings: no controversy here.

The aim of this is to promote integration and to provide affordable housing for civil servants, artisans and others that were previously disadvantaged.   Purchasers will be burdened with a lengthy rezoning process, as there are sure to be objections.  Objectors, however, will need to remember that this is part of a national initiative, so minor objections will probably not stand much ground. 

The development of these sites can be seen in a positive light if it is done correctly, but we maintain a neutral stance on the matter.  Feel free to contact us for more information.
